Frequently Asked Questions

How much can I borrow?

A general rule of thumb is that you can borrow up to 5.5 times your annual income after any deductions are taken into account.

Lenders generally work off affordability calculators where they look at your annual income and expenditure, including regular credit commitments like loans and car finance agreements, as well as take into account your deposit size, borrowing requirements and the number of applicants on the mortgage application.

How much deposit do I need?

You need 5% of the purchase price or the value of the property, whichever is the lower of the two.

If you buy under the LIFT scheme in Scotland, it can be possible to buy a second-hand house without any deposit whatsoever. For further information, get in touch!

What if the property sale goes to a closing date and I end up paying more than it's valued at?

In today’s market, most properties are selling above valuation, particularly if a closing date is set.

In this case, you still need to have a minimum of a 5% deposit PLUS whatever you pay over and above the valuation.

For example, let’s say the property valuation is £100k and you make an offer of £105k. The lender will lend 95% of the lower of the two (£100k) so you will need £5k PLUS the £5k you offered over and above, therefore you would need a total deposit of £10k.

What if I have bad credit?

No problem – you either win or you learn with Mortgage It!

All too often we see clients turned away by other brokers and banks/building societies unnecessarily.

The appetite to lend to clients with an odd blip on their credit report is greater than ever, so our advice would be to get your free credit report here and send it to one of our advisers today. We’ll then talk you through what’s on it and tell you whether getting a mortgage just now is possible. And if not, we’ll provide you with advice on what you can do to help yourself get onto the property ladder sooner rather than later.

What if my partner is unemployed?

Not a problem. We can advise you on how much you would be able to borrow on just one income.

I've already made an offer, can you still help?

Absolutely. It’s never too late to secure a mortgage and get the keys to your dream property, though the quicker you inform us, the quicker we’ll get everything sorted for you!

How is your service free?

We’ve chosen not to charge any broker fees for our service as we get paid a fee by the mortgage and protection providers. All brokers get this fee paid to them, but many charge a broker fee to their customer in addition to this.

We don’t think charging broker fees is fair and have opted to make our service completely free to our clients.

You’ll also get full disclosure and transparency over any fees that will be paid to us before any application is submitted.

So while there may be fees associated with buying a home, you can rest assured you’ll never get a bill from us.
